Questions, answered plainly.
Short answers first, details after.
- As-is cash offer
- Written offer with proceeds explained
- Up to 30 days to move after closing
- A title company coordinates closing
Is it really as-is?
Yes. Daniel buys the home in its current condition, so you do not need to repair, paint or clean for a listing. He explains each step before you commit to anything.
Do I pay commissions?
Under a direct agreement there are no realtor commissions. That does not mean nothing is deducted: the purchase price, mortgage payoff, liens, taxes and closing costs are itemized in writing, so you can see exactly what applies.
Who buys the house?
A cash-funded transaction does not mean Daniel personally takes title every time. Contracts may be assigned to another buyer. Daniel explains this up front, before you sign.
Can I stay after closing?
Yes, for up to 30 days when it is part of the agreement. The proposed term is no rent, with a proceeds holdback. The written agreement states the holdback amount, the release conditions and the move-out date.
Do you need to inspect the home?
Yes. A visit and reasonable inspections are part of the process. Daniel explains what they involve before you commit.
Who handles closing?
A title company coordinates closing. Money and occupancy follow the written agreement. You are welcome to have your own attorney or advisor review the paperwork.
Can a family member join?
Yes. Invite anyone you trust to the call, the visit or the review of the offer. You are welcome to read the written offer together with someone close to you.
Do you speak Spanish?
Sí. Daniel speaks English and Spanish. This site has a Spanish page, and you can ask for Spanish when you schedule your call.
What if I decide not to sell?
That is fine. There is no obligation, and nothing needs to be decided on the first call.
How is my information used?
Daniel uses what you share to talk with you about your home and to prepare an offer you ask for. The booking form stores the details you provide with your callback appointment. It does not subscribe you to marketing.
